When it comes to selling a property, top quality photographs and a nicely written description are extremely important but now research suggests that floor-plans are more important than both the main image and the summary description of the property.

So why, if you are selling, is getting a floor-plan an absolute must?

A survey done with c. 10,000 respondents had some very interesting findings:
1) 1 in 3 potential buyers were less likely to enquire about a property that did not have a floor-plan. They want to see the layout, where the rooms fit in relation to the other rooms and they want to understand the flow of the property.
2) 1 in 5 potential buyers would ignore a listing that did not contain a floor-plan, only going back to it if they were unable to find something else that caught their eye.
3) 1 in 10 buyers said that they would never arrange view a property if they had not seen a floor-plan first, with many more indicating that they would be less likely to view.

Is a floor-plan as important as the photography?
The research carried out showed that other than the number of photographs on the advertisement, the floor-plan is the most important thing when purchasers are looking for a property. While the photographer should show the property in the best light possible and the floor-plan should support these images by providing a definite picture of the layout.

Why including dimensions is important.
Buyers use floor-plans so that they can assess whether the property meets their needs. The dimensions allow potential purchasers to see how their furniture would fit in the space so they can picture the property as their own. Alternatively, it allows them to plan for new furniture using the floor-plan as a template for their layout.

How a floor-plan can save you time.
For both the seller and the purchaser, floor-plans save time. The purchaser doesn’t waste time viewing properties that won’t suit their needs and the seller doesn’t waste time showing the property to people who will not be purchasing the property.

How a floor-plan helps purchasers after viewing.
Floorplans are particularly helpful where the potential buyers are considering making structural alterations to the property, such as knocking down walls or creating an additional room. They can also remind potential purchasers of details they may have forgotten since the viewing such as storage etc.

These statistics show how important a floor-plan is in today’s market and how it will increase your chance of selling your property. The potential to increase interest and encourage viewings and sales means that, in our opinion, floor-plans are a must when you are putting your property on the market.
